Whether your property is used as a second home or for holiday rental, we provide a locally based service which can be contacted at any time throughout the year.

We can provide access for holiday changeovers, trades, utilities and arrange for deliveries etc.  If requested we can sign out keys to tradespeople for access to the property, or accompany a visitor if required.

 importantly your guests having access to our 24/7 call-out service should any problems arise during their stay.

jcs property management takes care of all changeover tasks, including checking the property on departure and cleaning and servicing the property ready for arrivals.

Changeover Clean

This is an extremely important part of the services we offer, perhaps the most important. With you having encouraged your clients to book your villa, they are without doubt looking forward to enjoying it all. It is essential for a property management company to carry out thorough cleaning expectations in order to ensure your property is maintained to the highest standards. Also to guarantee success with your clients, and potential future holidays in your villa.

It is our goal to provide villa services and standards of cleaning that are second to none. Our team have been fully trained and are very conscious of our high standards of cleanliness we expect from them when cleaning the villas.

Laundry Service

Customers should supply sheets, pillows, pillow and mattress protectors, together with all linen, towels, tea towels etc.  Each property will require at least 2 sets.  All linen will be taken from the property for complete laundry service and returned.

Guest Arrival Pack

 will provide a Guest Arrival Pack suitable for the number of guests in the holiday party.  Normally included in the Guest Arrival Pack would be bread, milk, margarine, eggs, sugar, water, jam, juice, ham, crisps and beer or wine.  A  toilet rolls and kitchen rolls will also be provided.

Meet and greet

We can meet your clients as they arrive at your property,
 show them where things are and how things work and hand them the keys.
 We can help arrange taxi transfers, car hire, golf bookings,
 excursions, food welcome packs etc.
These can be booked before arrival or assistance will be given during their stay.
 A mobile number is provided for contact whilst guests are at your property.

Guest Liaison

Our contact numbers are left in the property and act as a 'first responder' 24 hours a day if guests call with any property related issues.  We, as the Property Manager, being familiar with the property, will be of assistance to guests with any questions.
 
Property Clean and Set Up

For properties newly appointed as holiday lets, or recently converted from other use, we can clean and set up the property at the beginning of a letting period, in preparation for arriving guests.

  Vacant Property Refresh

Holiday changeovers are conducted on arival. Where a property is left vacant for a period of time, we will visit the property prior to an arrival to check that everything is in order,

Mid-booking Linen Change

For bookings of longer than one week where a linen change is required, we will visit the property to remove and replace dirty linen and towels, including making beds and laundering the dirty linen.

Lock Down Times

We will provide you with peace of mind whilst you are away from your property by doing frequent security checks. A property that shows signs of not being in frequent use is an open invitation to unwanted interest.
We will open windows to ventilate your property particularly useful during the quiet season, check for any infestation, empty your mailbox, flush toilets and run taps to dispel odours. Check doors and windows are secure.
We will email/phone you regarding the status of your property, and any interesting news about the area.
By your request we will allow accompanied access to tradesmen for any necessary maintenance
or delivery during office hours.
We are happy to schedule regular visits to ensure that the property is secure and no internal problems have taken place e.g. burst pipes, and to comply with owner’s insurance requirements during empty periods.As directed by the owner, this may be done after an empty period of between 2 weeks – 1 month, depending on the property.

Property Maintenance 

General Property Maintenance

For holiday letting customers we will respond to calls from staying guests if appropriate, and will normally address minor issues without prior consultation with the property owner. In this way property owners have the benefit of a complete 'hands-off' service, and staying guests can receive a prompt response to property related issues.

In each location we have access to a pool of trade personnel who can tackle the following general property maintenance issues:

Repairing/ replacing loose fittings
General servicing / repairing
Repairing/ replacing broken appliances
Gardening; exterior cleaning, patios etc
will always consult with the owner if major issues arise prior to undertaking works.

Swimming Pool Maintenance

All pools maintained by an experienced, reputable swimming pool operative. We recommend a twice weekly visit during lettings
Qualified Trades

In each location we have qualified trades, many of whom are available at short notice.

Electrical, plumbing, gas
Joinery, masonry, carpentry 
Roofing, glass replacement

General Property Maintenance €11.00 per hour labour only
Swimming Pool Maintenance Approx' €25.00 per week plus materials (depending on area)
Qualified Trades Dependant on trade

Pest Control
This is €16.00 per month and offers round the clock protection against insects. We cannot guarantee to keep every single critter out, however, if they do decide to pay you a visit then we guarantee to get someone out to spray the house within 24 hours.

 Meet and greet holiday guests with keys during office hours. There will be an additional charge after 18:00hrs 
We have a contact number which is available 24hrs 365 days a year. Matters that can be dealt with by a phone call/ email will not incur extra charges but if we are called out additional call out cost.
Although we advertise your holiday property we cannot guarantee rentals.
We will undertake all administration of the rental site, all bookings, contacting owner prior to confirming booking, handling financial transactions, purchase and install welcome packs and do the inventory checks.

Locksmith If you are locked out of the property we can arrange a locksmith service but the charge for this must be paid immediately on entry to the locksmith.
